What problems can complicate a home addition project?

Utility conflicts are a leading problem because existing services can limit the addition's location and layout. Permit delays can hold back approved work, and weather exposure can affect open areas during construction. Early site review helps set a realistic scope.

Home Additions for Bryn Mawr-Skyway Properties

Home additions fit buyers who need more room but want the new space planned around the existing property. The work can include concept development, spatial planning, construction, cabinetry, countertops, lighting, flooring, fixtures, and finish upgrades.

The key decision is whether the property can support the proposed layout without creating avoidable conflicts. Utility conflicts, drainage concerns, settlement cracks, permit delays, and weather exposure each deserve review before the scope is final. A small change in the addition's position can affect access, services, structure, and finish work.

This page focuses on the planning risks that can complicate an addition. Our broader remodeling work also covers kitchens, bathrooms, offices, retail spaces, tenant improvements, and whole-home renovations.

  • Confirm the new room or work area fits the property's intended use.
  • Review the proposed addition's connection to the existing layout.
  • Check visible settlement cracks and drainage paths near the work area.
  • Identify existing plumbing, electrical, and other service lines before construction.
  • Allow time for design coordination, approvals, construction, and final handover.

Service Overview

Home additions are building projects that expand a property with new rooms, living areas, work areas, or other usable space.

  • An addition changes the building footprint and may involve layout planning, structural work, plumbing, electrical work, finishes, and project coordination.
  • Our home addition service covers projects for properties in Bryn Mawr-Skyway, with design and construction managed through one team.

Why Clients Choose Coordinated Addition Work

Design and construction in one plan

The design, layout, finish choices, and construction scope stay connected from the first plan onward. This approach suits owners who want one organized project path. A home addition is the wrong service when the property only needs a small repair with no change to its footprint.

Project details stay visible

Our end-to-end project management keeps decisions, work stages, and handover details tied to the agreed scope. Clear project communication helps owners understand what needs review before work moves ahead.

Credentials for planned work

We're licensed, bonded, and insured professionals. We also hold recognition from the Better Business Bureau and the Office of Minority and Women’s Business Enterprises.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions About Planning an Addition

How is an addition matched to the existing layout?

The proposed layout is matched to existing rooms, circulation paths, fixtures, access points, and the intended use of the new space. We discuss how people will enter, move through, and use the addition. Cabinetry, lighting, flooring, and other finishes are then planned as part of the wider connection between old and new areas.

Which site conditions can change the work scope?

Site conditions such as drainage paths, settlement cracks, service lines, access limits, and the connection to the existing structure can change the scope. We review each condition during planning and explain its effect on the proposed work. A repair or adjustment may need separate attention before the addition proceeds.

When should I request a quote for an addition?

A quote is most useful after you know the intended use, preferred location, basic layout, and finish level. Property details and known concerns should be shared early. We provide free consultations, then use the design and construction scope to prepare a quote that reflects the work your property requires.

Why can an addition need more planning than a room remodel?

An addition changes the building footprint and must connect new construction with the existing property. That connection can involve layout, structure, utilities, access, finishes, and approvals. A room remodel works within the current footprint, while an addition requires the wider property relationship to be planned before construction starts.

What should I prepare before discussing an addition?

Property owners should prepare the current layout, the space goal, known cracks or drainage concerns, and any preferred finishes. Photos can help show access points and the relationship between the proposed area and existing rooms. A clear list of functional needs also helps us shape the design and construction scope.
