Why does my exterior door keep sticking or failing to lock?

A sticking exterior door often points to movement in the frame, worn hinges, or a poor fit. An inspection separates a door problem from a frame problem. We check the slab, jamb, hinges, strike plate, and deadbolt before recommending repair or replacement. That review helps prevent a new door from being fitted to a damaged opening.

Exterior Door Installation for Duvall Properties

Exterior door installation focuses on the entry opening, door slab, frame, threshold, hinges, strike plate, and lock. It suits homeowners, property managers, and businesses replacing a worn entry or planning a broader remodel.

Customers need to decide whether the opening can accept a replacement door or needs frame work first. That choice affects materials, access, finish work, and the quote. We coordinate the door scope with related carpentry, lighting, flooring, or layout changes when the project includes them.

  • Confirm the door opening and frame condition.
  • Choose a door material that fits the security and design goals.
  • Check threshold, hinges, strike plate, and deadbolt placement.
  • Review finish work around the jamb and wall.
  • Request a quote that separates door work from wider remodeling.

Why Use a Full Remodeling Team for Door Work

Match the door to the opening

Customers get a door plan based on the existing opening, frame, threshold, and nearby finishes. A door replacement is the wrong job when the main problem is structural movement that needs separate repair.

Coordinate connected finish work

Our team can place the door scope beside flooring, lighting, fixtures, or layout work in a wider remodel. That keeps connected decisions in one project plan.

Clear project communication

Clients receive a defined scope before construction starts. Licensed, bonded, and insured professionals manage the work through the broader project.

Process

How We Plan and Install the New Door

1

Inspect the existing opening

We check the slab, jamb, threshold, hinges, strike plate, and nearby trim.

2

Choose the door and hardware

We compare the entry goal with steel, fiberglass, solid wood, frame, and lock options.

3

Write down the work that was asked for

We document the door, frame, hardware, finish work, and any connected remodeling tasks.

4

Fit the frame and slab

We place the frame, hang the door, and align the hinges for smooth movement.

5

Check the lock and finish

We test the latch and deadbolt, then review trim and nearby surfaces with the client.

What a Properly Fitted Exterior Door Changes

A matched door and frame give the entry a more secure closing point.

Correct hinge and strike alignment helps the door open and latch without force.

A clear scope helps you separate door work from larger remodeling decisions.

Material choices can support the property's security goals and design plan.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions About Exterior Door Replacement

Which exterior door materials provide lasting security?

Steel doors provide a strong security-focused option when the frame and lock are fitted correctly. Fiberglass doors, solid wood, reinforced frames, and deadbolt locks can also suit different property goals. The door alone does not decide security. We review the full assembly, including the jamb, strike plate, hinges, and hardware, before recommending a material.

How does the property layout affect door selection?

The property layout determines door swing, clearance, threshold position, and nearby finish work. We review the opening and surrounding walls before selecting the assembly. Customers should identify furniture, stairs, walkways, and business access near the entry. Those details help us plan a door that works within the existing space.

What should I confirm before approving the work for Exterior Door Installation?

The approved scope should name the door, frame, hardware, finish work, and any related carpentry. Customers should also confirm the door swing and lock position. Our consultation separates the entry work from wider remodeling tasks, so the quote reflects the work being considered.

When does a new door need frame replacement?

A new door needs frame replacement when the existing jamb is damaged, loose, or poorly aligned. Frame work may also be needed when the replacement slab does not match the opening. We inspect the jamb, threshold, hinges, and strike area before setting the installation scope.

Why is my new lock hard to turn?

A hard-to-turn lock often means the bolt and strike plate are misaligned. We check the door position, hinges, frame, and strike plate before adjusting the hardware. If the jamb has shifted or the frame is damaged, the opening may need more work than a lock adjustment.

What changes the quote for a door replacement?

The door material, frame condition, hardware, finish work, and access change the quote. A simple slab replacement has a different scope from a full frame and trim replacement. Customers can request a consultation so we can review those conditions and prepare a project-specific quote.
